A LEEDS based property company has secured planning permission to create an exclusive new housing development consisting of 42 houses with lots of outdoor space in the North Leeds suburb of Adel.
The scheme has been designed by Brewster Bye Architects with Indigo Planning advising on the planning application. The site is located on Dunstarn Lane and was originally part of a large villa known as The Heath, which has been divided into smaller plots of land in recent decades. It also includes a large area of woodland that is being incorporated into the new development.
There will be a mix of three, four and five-bedroom family homes, as well as a smart two-bedroom gatehouse. A third of the homes will be affordable and each property will have at least two parking spaces, gardens and many will also have a garage.
Omar Al-Nujaifi from YPP says: “Adel is one of North Leeds’s most sought after residential areas and there is a shortage of high quality, new homes being built locally, so we’re looking forward to starting work on this development. We really wanted to maximise the site’s natural characteristics, in order to differentiate it from the majority of new-build developments. As a result, the whole scheme will have a very green and leafy feel,with lots of open space, pathways and landscaped areas. Most homes will also benefit from large back gardens that are bordered by the site’s existing perimeter trees.
“Building 14 houses specifically for the affordable market will also enable a number of local people, who might otherwise struggle to buy their own home in this part of Leeds, to take their first step on the property ladder, which is an exciting prospect.”

All the homes are designed to reflect Adel’s traditional housing stock but will include a very contemporary and high specification finish, which will make it popular with discerning homebuyers.
“All the properties will have slate roofs and will feature a mix of high quality cream ‘multi’ facing bricks and crisp off-white render,which will be complemented by dark grey window frames with vertical profiled aluminium cladding. All this will combine to give the homes a very sharp and modern exterior appearance.”
